Rental EPC
If you are a property owner looking to rent out your house or flat, an EPC is now a legal requirement since the law changed at the beginning of October 2008, a free copy must now be available for any prospective tenants looking to move into you property. No only is a rental EPC now required by law but, it can contain valuable information which could make a significant difference to both you and those you let your property to.
A landlord’s EPC allows both you and your tenant to see a clear energy efficiency rating for your property – each property is rated from A to G, A being the most efficient and G being the least efficient. A landlord’s EPC not only allows you to show tenants that your property will allow them to save money on energy bills and be more eco friendly, but if it is assigned a lower rating you will receive quality advice on how to effectively improve the EPC rating your property attains. Energy Performance Certificates are valid for ten years for rental purposes and 3 years within the Home Information Pack so you need not worry about renewing your EPC for rental purposes annually.
