10 things to know about EPC
- An EPC tells you how energy efficient your home or property is.
- There are 3 main kinds of energy performance certificate: Residential EPC (also known
as Domestic EPC), Commercial EPC and Display EPC (Dec). Although it can be contained
in a Home Information Pack (HIP), the energy performance certificate is a completely
separate document in it own right.
- The EPC is a LEGAL requirement and has been since 2008.
- You will not be able to sell your home without an EPC (part of the legal requirement)
- You will not be able to build a home or property without an EPC (part of the legal
requirement)
- EPC’s must be purchased from an accredited domestic energy assessor.
- When you are selling your house you may be offered the EPC as part of the package
undertaken by your estate agent however you may be tied in with this option. You
are free to by your energy performance certificate independently.

- An EPC is generally valid for 10 years.
- The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information
on the energy efficiency of their property. It gives the building a standard energy
and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the most efficient
and with the average to date being ‘D’
